This enables the Buyer’s to relate and interact with the ambience of a tidy much loved home and one that is inviting rather than discouraging.
Remember the oldest adage in Real Estate “Presentation Sells Property” and well presented properties always attract top price.
Here are some tips which haven proven invaluable to successful Sellers.
First Impressions are Lasting
From the moment the prospective Buyer’s arrive they should notice that the gardens and lawns are well presented. Garden rubbish should be disposed of paths and entries kept clear and clean. Toys and garden tools should be stored away.
A Tidy Home Says “Welcome”
Your home should be kept neat and tidy during the period of inspections. It should not necessarily be a “show place” but appear to be a comfortable home in which to live. De-clutter all unnecessary furniture, toys or nick knacks around the home, allowing free movement for the Buyer’s. Fresh flowers and indoor plants always brighten up your home.
Repairs Can Make A Big Difference
Make sure that all minor repairs are completed, sticking doors and windows, loose door knobs, faulty plumbing, peeling paint or faulty screens may affect your sale or your price.
Let the sunshine in, let plenty of light into your home, nothing improves atmosphere more than brightness. On a dull day it is advisable to switch lights on prior to arrival of the prospective buyer’s.
Turn On The Heat Or Cool
A warm comfortable home on cold days adds a feeling of cosiness; on a hot day don’t forget to turn on the air conditioner or fan or simply let the breeze flow through.
Pools
Ensure your pool is vacuumed, the water clean and clear of leaves and other debris, clean the edging, tiles and store away pool equipment.
Inspections
Three is a crowd, avoid having too many people present during the inspections, our Agent knows the Buyer’s requirements and can emphasise the features of your home best without your presence or assistance. Sometimes assistance may appear to the Buyer’s that you are over keen and this may affect their offer.
Music In The Air: Pets Under Foot
As a general rule it is advisable to turn off radio and television sets during inspections as they can be very distracting. Keep your pets out of the way (preferably out of the house). Let the Agent and Buyer talk free of disturbances.
